What is a home inspection?
A home inspection is a visual and functional (in some cases) examination of the structure and the mechanical workings of the property.
Who is your home inpsector?
A home inspector should be an individual with a general knowledge of all of the mechanical components of the structure.
What is inspected?
All mechanical and functional items located on the property which are included in the purchase of the property. All systems that will be used during the course of ownership of the property.
What is not inspected?
Cosmetic items (chipped paint, wall coverings, floor coverings, etc.) are not normally reported on during the inspection. Any add-on lighting, or counter top appliances would not be included on the inspection report. Any item not covered by the Texas Real Estate Standards of Practice and add-on items (window treatments, water purications systems, or home alarm systems) or lighting systems which are not hard wired would not be included in the inspection report. Any items excluded by the real estate contract or the client would not be inspected.
When do I receive my inspection report?
Our inspection reports are computer generated. Because of the depth of our reports we do not normally complete the report on site. The report will generally be delivered to the client or agent within 24 hours. Computer reports are available on paper (Hard Copy) or on Compact Disc. In addition, the report can be sent via E-mail. All include digital images. Unless prior arrangements have been made, payment is due upon delivery of the report.
What if I have questions about the inspection report?

How long does the inspection take?
The average home (2,000 square feet) will take approximately two and one-half to three hours. Larger homes will take longer. The amount of mechanical equipment the property has will also effect the time required to complete the inspection.
Can I be present at the inspection?
Yes! It is encouraged that all clients attend the inspection. There may be numerous items the buyer may not be familiar with. The inspector will be able to provide explanantion.
